A quitclaim deed is one of the most common ways property changes hands between family members, spouses and trusts — and one of the easiest to get wrong, because the rules are set county by county rather than nationally. A document that satisfies one recorder is rejected at the counter in the next county over.
Each site covers a single state on its own terms: the recording requirements set out in that state's statute, including the margin and format rules a recorder will reject a document for; what notarization the state asks for; a downloadable form; and a page for every county in the state carrying that office's address, filing fees, opening hours and procedure. The writing is done state by state rather than templated from one master document, because the differences are the entire point.
